What appraisal adjustment software works without an MLS integration?

Douglas Kuss, Certified Residential Appraiser

DataPro360 does. It needs no MLS integration and has no coverage map. You bring your own sales data — an Excel or CSV export from any MLS, a public-records pull, or a file you built yourself — and it measures time, site size, GLA and every other adjustment against that data, with the charts and the written support for the report.

Why "no integration" matters

Some adjustment tools connect directly to an MLS. That is convenient where the connection exists, but it means the tool only works in the markets it has been connected to. If your MLS is not supported — or your work crosses into counties covered by a different MLS, or into rural areas with thin MLS data — you are out of luck.

A tool that reads a spreadsheet has no such limit. If you can export your sales to a spreadsheet, you can use it, and it works the same way in a rural county as in a metro one.

What you can bring

DataPrep maps each file's columns to the fields the analysis needs, cleans and filters the data, and records every step. Save those steps as a Prep Recipe and next month's file from the same source is ready in one click.

Keeping your own sales

DataVaultPro is a local vault of sales you keep on your own equipment. Deposit what you have verified, search it, and pull it into any assignment — or check a new MLS export against it and fill the gaps. It is yours, it lives on your machine, and it does not depend on any MLS staying connected.

What you get from the data

Every adjustment is measured against your own market: time from the market-conditions trend, site size, GLA and the other layers from grouped comparisons, paired sales and regressions — each method listed with its sample size and result, so the rate you choose is supported on the page. It carries into the comp grid and a finished Word or PDF report, or into the form software you already use.
